Chico Neighborhoods

Hancock Park.

A settled, family-feel pocket of Chico built around a small neighborhood park. Here's what it's actually like to live there.

What It's Like

Named for the park at its center.

Hancock Park isn't a big, branded subdivision like some of the newer developments in Chico. It's more of a quietly established area that grew up around Hancock Park itself, a small neighborhood park at Middletown Avenue and Valley Forge Drive with a play field, a walking path, and benches. Streets here, Valley Forge, Colonial, Champlain, Coach Lite, have a settled, lived-in feel, with homes that have been around a while.

It's not a trendy pick, and you won't find it marketed the way California Park or Meriam Park are. What you get instead is a straightforward, affordable-ish neighborhood with a little park right in the middle of it, good for families who want something low-key over something flashy.

Good to Know

Worth understanding before you buy.

A

It's not an official "district"

Don't expect an HOA, a neighborhood brand, or marketing materials. It's just a real pocket of town named after the park at its center, which is honestly part of the appeal.

B

Homes have some age on them

Same as any established neighborhood, get a real inspection before you buy. Age isn't a dealbreaker, it just means going in with eyes open.

C

Good for families who want simple

No frills, no fuss, a park to walk the dog or push a stroller, and a quiet street. Sometimes that's exactly what people are looking for.
