Chico Neighborhoods

The Avenues.

Historic streets, walkable to downtown and Chico State. Here's what it's actually like to live there.

What It's Like

Old Chico charm, close to everything.

The Avenues is one of Chico's older, close-in neighborhoods, the numbered avenues just east and south of downtown and Chico State. Homes here mostly date from the 1940s through the 1960s, with some newer infill mixed in, so you'll find a lot of character: original hardwood, big shade trees, front porches built for actually sitting on.

It's a genuine mix of people. Longtime homeowners who've been there for decades live alongside young professionals and a sizable student population, since the area sits right next to campus. That means the feel shifts a bit with the school calendar, livelier in the fall and spring, quieter in summer.

Good to Know

Worth understanding before you buy.

A

It's a renter-heavy area

A large share of homes here are rentals, many to Chico State students. If you want a quiet, owner-occupied block, some streets fit better than others, and I can point you toward them.

B

Older homes need a closer look

Character comes with age. Expect to budget for things like roofs, foundations, and electrical on homes from this era. A good inspection here matters more than most.

C

Hard to beat for walkability

If being a short walk or bike ride from downtown, City Plaza, and campus matters to you, this is one of the best spots in Chico for it.
